In consideration of Eighteen Thousand Dollars, I of Ill[inois] do hereby obligate myself and my heirs to convery to by a good & sufficient Warranty Deed to or his assigns, within one month from the date hereof, the following tracts or Parcels of Land, to wit: Lots seven 17/100 acres being the tract on which I now reside including my house and all other out buildings, together with the rights and privileges secured to me and my associates by a special Charter of the Legislature of , for the establishment of a ferry across the to in Iowa Territory, and for the erection of a Hotel on the premises hereby sold on the east bank of said . Also the North West fractional Quarter of section number Ten, in Township no Seven North of range no. Eight West. Also the South West fractional Quarter of section no nineteen in Township no. Six North of Range no. Eight West of the fi[f]th Principal Meridian containing Twelve acres & 20/100, more or less, together with all the privileges thereunto belonging. To my performance of this obligation I bind myself in the penal sum of Forty Thousand Dollars.
