To Joseph Smith Jr.
To all people to whom these presents shall come Greeting: Know Ye that we and Ann [Kelly] Bosley wife of the said of the town of County of and State of , For the consideration of four hundred dollars— received to our full satisfaction of Joseph Smith Jr of the town of County of and State of , do give grant, bargain, sell, and confirm unto him the said Joseph Smith Jr, the following described tract or lot of Land situate in No. Nine in the Ninth Range of Townships in the in the State of and which is also in the County of , and is known as part of Lot No. 31 in Tract One, and is bounded as follows to Wit, Beginning at the East side of the State Road leading from to Bainbridge in s South line, then South 24° degrees and thirty minutes east bounding on the east side of said Road 24 Rods to a post, then East 1 degree and 30' minutes North 22 rods to a post, then north 24 degrees and 30 minutes west 24 rods to a post, parallel with said State Road, then north 2 degrees and 15 minutes west parallel with the east end of s acre of land 14 rods to a post then west 1½ degree South 11 rods and 15 links to land now owned by to a post, then South 2 degrees and 15 minutes east 14 rods, bounding on Said and 14 rods to said s Southeast corner then West 1 degree and a half South, bounding on Said s land ten rods and ten links to the place of beginning, containing four acres of land.
To have and to hold the above granted and bargained premises with the appurtenances thereof unto him the said Joseph Smith Jr. his heirs and assigns forever to their own proper use and behoof And also I the said do for myself and my heirs executors and Administrators covenant with the said Joseph Smith Jr. his heirs and assigns that at and until the ensealing of these presents I was well seized of these premises and as a good indefeasible estate in fee simple and have good right to bargain and sell, the same in manner and form as above written and that the same is free from all incumbrances whatsoever And furthermore, the said do by these presents bind myself & my heirs forever to warrant and defend the above granted and bargained premises to him the said Joseph Smith Jr. his heirs and assigns against all lawful claims and demands whatsoever. And I the said Ann Bosley do hereby remise release and forever unto the Said Joseph Smith Jr. his heirs and assigns, all my right and title of dower in and to the above described premises. In witness whereof we have herein Set our hands and Seals this twenty third day of October A.D. One thousand eight hundred and thirty five

Personally appeared and Ann Bosley to me personally known as the Signers and Sealers of the above Instrument and acknowledged that they did voluntarily Sign & seal the same and that the Same is their free act and deed. And I having fully made known and explained to the said Ann Bosley the contents of the above deed and having likewise examined her Separate and apart from her Said she declared that she did of her own free will and accord voluntarily sign seal acknowledge; and as her <free> act and deed deliver the Same without any <the> force coercion or complusion of her Said and that she is still satisfied therewith
