Whereas on the 17th. Day of May AD 1844 Joseph Smith late of Hancock County Illinois now deceased made his certain Bond or writing obligatory withe penalty of $2200.00 to make to of the & aforesaid her heirs & assigns conditioned that the said Joseph Smith his heirs executors administrators & assigns would make or cause to be made to the said her heirs & assigns a good and sufficient Deed of General Warranty of the North half of the South East quarter and the south West quarter of the South East quarter of section No 26 in township 7 North Range 8 West of the fourth principal meridian containing one hundred and twenty acres of land more or less on or before the first day of January then next and acknowledged the payment to him of the sum of one thousand & ninety one dollars and twenty five cents in full for said premises and whereas also subsequent to the making & delivery of the aforesaid bond or writing obligatory said Smith died and was duly appointed & qualified administrator of all & singular the goods chattels & credits of said deceased & now is such administrator now Know all men by these presents that I as such administrator of the Estate of <the said> Joseph Smith deceased in pursuance of the above said Bond or writing obligatory have by these presents sold & do hereby grant bargain sell & convey unto William Kay assignee of said all the right title claim or interest of said Smith at the time of his death in deed to the above described tract parcel <piece> or parcel of land To have and to hold the above described premises unto the said William Kay his heirs & assigns forever and the said premises unto the said William Kay I the said as such administrator will forever warrant & defend as fully as I by virtue of my said office as such administrator can do lawfully & not otherwise In witness whereof I have hereunto set my hand & affixed my seal this fifth day of February AD 1846
