To have and to hold the above des-cribed lot or piece of land with all and singular the appurtenances thereunto belonging to him the said his heirs and assigns forever. And the said Ethan Kimball for himself his heirs and assigns administrators and executors, do warrant and forever defend the title of the lot or piece of land against every person or persons claiming by, through, or under him in any manner, or any other person whatever. In testimony whereof he has hereunto set his name and affixed his seal this second day of January in the year of our Lord one thousand eight hundred and forty four.
